Hatch a business at The Levee

Expressions of Interest are invited for an initial 12 month agreement.

The Hatch is situated on High Street within The Levee shared zone, which is a key part of the revitalisation of Central Maitland. Budding businesses or those with an exciting and enticing offer are encouraged to submit an expression of interest to occupy this prime location.

About the opportunity
The Hatch inclusions

The Hatch is purpose built and recently renovated to maximise turnover and ensure visibility. The Hatch includes:

  • 600 litre refrigerator with top compartment featuring a glass door for drink storage and display, and the lower compartment a solid door for food storage 
  • 140 litre benchtop display refrigerator 
  • 115 litre under counter refrigerator 
  • High efficiency commercial glass/dishwasher 
  • 3 phase power 
  • A sink for cleaning (hot and cold water) 
  • Under counter hands free sink 
  • A central floor waste connected to the sewer 
  • Overhead storage cupboards 
  • Three blackboard signs 

The Hatch does not include a grease trap. Basic cooking facilities are permitted but are to be sourced by the tenant and require facility compliance.

Deed of Agreement details
  • Tenure – 12 months with tenant given first right of refusal. 
  • Fees and charges – The Hatch rental is $200 per week (including GST) plus outgoings defined in the lease agreement such as electricity, furniture, signage, telephone, separately metered water, gas, tenancy cleaning, rubbish removal, fluorescent tube replace, trade wastewater charges or other services supplied to or consumed. 
  • Trading – The Hatch is to open for business a minimum of six days per week with minimum daily trading hours 9.00am to 4.00pm unless negotiated otherwise. Additional opening hours are encouraged. It is a condition of the agreement that trading will increase to seven days per week should the agreement be renewed after twelve months from date of commencement. 
  • Footway and outdoor dining – A dining area may form part of the agreement options but will require additional approval and cost. Furniture will be the responsibility of the tenant but must comply with Council guidelines and standards. Refer to Council’s Outdoor Dining Policy.
  • Insurance – The Agreement will require the following insurances: a) an insurance policy in accordance with the terms of the Workplace Health and Safety Act 2011 (NSW) for its full liability under that Act and at common law; b) a public risk (occupiers liability) insurance policy not less than $20,000,000.00 for each case; c) an insurance policy in the name of the Kiosk Operator for stock and fixtures in trade
  • Maintenance and service – the tenant will be responsible for the replacement, repair and service of the fixtures and fittings included in the structure. 
Selection criteria

Your application will be assessed on the following criteria:

  • Business idea and vision
  • Experience and capability of operators including references
  • Suitability of the business to the site and surrounding businesses
  • Demonstrated ability to meet or exceed the trading requirements 
  • Copies of relevant insurances or guarantee you will have these in place prior to commencement of the agreement (e.g. Public and Product Liability)

Where is The Levee?

The Levee is a shared zone located on High Street in Central Maitland. It runs parallel to the Hunter River and is encircled by Ken Tubman Drive.

What is the size of the site?

The kiosk is approximately 10m2 with an option to access to an additional 40m2 of outdoor space.

What will it cost?

The weekly rent is $200 including GST, plus outgoings. 

When is it available?

The Hatch is now vacant and is available to the new tenant once selected.

What is the process for outdoor dining?

Businesses are encouraged to utilise the outdoor dining space. It is free to apply and Council Officers will discuss your requirements if you're shortlisted.
