Planning Portal
As of July 1 2021, the use of the online Private Certification Certificate Registration will be mandatory, and all post consent registrations will be required to be lodged via the NSW Planning Portal. This service includes the collection of the $36 fee from private certifiers. Any certificate registration lodged directly to Council as of July 1 will be returned.

The NSW Planning Portal is a digital space where you can lodge a range of applications with Council.
The following applications are now required to be lodged via the Planning Portal:
- Development applications
- Modifications of development application
- Review of determination of a development application
- Complying development certificate
- Construction certificate
- Occupation certificate
- Subdivision certificate
- Subdivision works certificate
The following certificates must still be lodged through Council's current process outside of the Portal:
- Building certificate
- Swimming pool certificate
- Septic tank application
- Principle Certifying Authority (PCA)
Over time the processing of these certificates will move to the online Portal.
The Portal is operational right now, so you can jump on to register a login, lodge and track your application online or have a look.

Once you have submitted your application via the Portal, Council will be notified of your new application. Council staff will then review your application to determine if any additional information is required. Should any additional information be required, you will receive an email notification generated from the Portal requesting the relevant information to be submitted (via the Portal).
When Council is satisfied with the documentation submitted with your application, you will receive an email notification generated from the Portal requesting fees to be paid for your application. Once fees are paid, your application will be formally lodged with Council and progressed through for assessment.
Yes, the following application will now only be accepted through the Portal:
- Development applications
- Modifications of development application
- Review of determination of a development application
- Complying development certificate
- Construction certificate
- Occupation certificate
- Subdivision certificate
- Subdivision works certificate
The following must still be lodged through Council's current process outside of the Portal:
- Building certificate
- Swimming pool/Spa barrier certificate of compliance
- Septic tank application
- Principle Certifying Authority (PCA)
Over time the processing of these certificates will move to the online Portal.
Once Council has reviewed your application and is satisfied that all relevant documentation has been submitted, you will receive an email notification requesting fees to be paid. The email will direct you to log into the Portal where you will find a request for payment from Council with instructions on how to make your payment. Alternatively call our Customer Experience Team to make payment on 02 4934 9700.
Please note: your application will not progress to lodgement until fees are paid.
Service NSW are available to provide technical support for the NSW Planning Portal.
All enquiries can be referred to Service NSW by either emailing [email protected] or calling 1300 305 695.
Council may request additional information to support the assessment of the application. This additional information is required to be submitted via the NSW Planning Portal.

Please note: additional documentation received via email or hardcopy will not be accepted. All additional information must be submitted to Council through the Portal.
Council’s Application Tracker provides information on development applications, construction certificates and complying development certificates.
The NSW Application Tracker can also be used by the general public to search for applications that have been submitted via the NSW Planning Portal.
Council no longer accepts email or over the counter documentation, all applications must be made through the Portal.
